The Problem
The Philippines has roughly 35,000 licensed real estate brokers and over 120,000 unlicensed agents. Consumers have no easy way to tell the difference. Legitimate professionals get lumped in with bad actors.
Meanwhile, developers register projects with DHSUD and receive License to Sell certificates, but buyers have no simple way to verify this. They're left digging through government websites, hoping they're not buying into an unregistered project.
And when it comes to property values, BIR zonal values are buried in spreadsheets that change every few years. 199,674 data points across 33,633 barangays, and no easy way to look them up.
I saw these problems as a licensed broker. So I built the infrastructure that should have existed: a single platform where anyone can verify a broker's license, check a project's registration, look up zonal values, and do proper due diligence before a transaction.
The Strategy
Instead of building another property listing site, I built verification infrastructure using official government data as the foundation for programmatic SEO at scale.

The Data Pipeline
1. PRC Board Exam Records (2011-2026)
Scraped and parsed 15 years of real estate broker board exam results. Extracted names, exam dates, and locations. Deduplicated records, generated unique slugs, and built a complete directory of 25,264 verified professionals.
2. DHSUD License to Sell Registry
Processed the DHSUD License to Sell database: 7,820 LTS records ingested into a search-by-name verification tool. Buyers search any developer project and verify its DHSUD License to Sell. If not found, they're directed to check with the official DHSUD record.
3. BIR Zonal Values
Compiled 199,674 BIR zonal value records across 16 regions, 73 provinces, 1,441 cities/municipalities, and 33,633 barangays. Built programmatic pages at every geographic level with contextual information and a transfer tax calculator for property transaction costs.
