German and English search in Pattaya are two different markets
I ran seven German-language property queries against Google's German index in August 2026. Four of them returned portals and no German agencies at all. Three returned German agencies and no portals at all.
Same language. Same city. Same buyer, at different points in the same decision. Two entirely separate competitive fields, and nothing on the English-language side of the market shows you either one.
Johannes Pannier, Managing Director of Oasis Real Estate in Pattaya, found me by asking ChatGPT for a real estate SEO specialist. He sent over 8 English commercial terms and 20 German ones and asked for an assessment of his own site rather than a package. This is what turned up on the German half, published with his permission.
What Oasis already has
Worth stating before any of the findings, because it determines which of them are worth acting on.
Oasis holds real inventory at scale: roughly 256 developments across Pattaya, Bangkok, Phuket, Samui, Hua Hin and Rayong, with a projects section carrying genuine editorial copy rather than scraped descriptions. The listings mention Jomtien, Wongamat, foreign quota and off-plan in their body copy, so there is material to work with. Google Tag Manager, Site Kit and the Meta Pixel are installed and firing site-wide. There are working developer relationships behind the inventory.
That combination is the reason the openings below exist. An agency without inventory cannot act on most of what follows.
How I checked
I ran the German terms against Google's German index directly, with country and language parameters set and personalization switched off, so the results reflect what Google serves a German user rather than what it serves me. I also fetched each German competitor site and read the page source rather than looking at homepages.
Collected 20 August 2026. One limit worth stating plainly: I ran this from outside Germany, so anything driven by local search could differ. The pattern held consistently across all seven queries, but I have not verified it from a German connection.

The transactional searches go to portals, and not Thai portals either. Immowelt and ImmobilienScout24 are German domestic property sites publishing Pattaya condos. FazWaz and Properstar both run German ccTLDs. A German buyer typing "Wohnung kaufen Pattaya" is served the German property internet, not the Thai one.
The broker searches return no portals at all. Four to six small German agencies, none of them large, and that is the entire field.
The ownership question goes somewhere else again: law firms and consultancies. No agencies, with one exception surfacing in the AI panel.
So the same keyword list contains at least three competitions, and an agency treating it as one list will spend its budget in the wrong place.
The broker query does not return websites
This is the result I did not expect.
Google's AI Overview on "Deutscher Immobilienmakler Pattaya" does not list sites. It names people: Alexander Reifenschneider, Tommi Jaspers, then the teams at Pattaya Condo Invest and Global Property Thailand, each with a line on what they specialize in.
A German buyer asking who to trust gets four names back. Not four links. Four names.
That reframes the problem. Ranking is a page-level question. Being named is an entity-level one, and the two are answered by different work. Google needs to be able to establish who an agency is, who works there, and what it specializes in, in a form it can use. Most agency sites do not tell it any of that.
Oasis is not on that shortlist. Neither is most of the market, which is the more useful observation. None of the three German competitors I examined is measuring this at all.
The pages that win carry data, not prose
Look at what Google actually surfaces on the district searches:

- "71 Immobilien zum Kauf im The Riviera Jomtien", THB 2,800,000 to THB 55,000,000
- "Condos zum Kauf nahe Jomtien Beach South", Embassy World, 776 Wohnungen, THB 2.49M to THB 7.4M
- "Wongamat Privacy, Chonburi, 38 Condos for sale and rent", 18 for sale, 22 for rent
Every winning result carries a building name, a unit count and a price range. That is a database template, and it is why portals hold this ground. They generate thousands of these and keep them current automatically.
None of the German agency sites I fetched publishes unit-level data. Not a floor, not a quota status, not an availability count. The closest is skythaiinvest, which shows a percentage sold per project, and those figures contradict each other on its own homepage, which tells you they are typed by hand.
This is where the Oasis development inventory becomes the asset rather than the archive. An agency holding real units can generate the same format from its own listings, in both languages, with numbers that are actually true. Portals win the generic project name on volume. They cannot say whether the foreign quota is available on a specific unit this week.
Where I had it wrong
My first read had German district guides as an opening. Write the Jomtien page, write the Wongamat page, own the district.
The results say that loses. Every visible result on both district searches is either a portal or a building-level page. Google reads those queries as transactional, and a written district guide competes against all of them for an intent it does not match.
So districts work as a navigation and internal-linking layer feeding project pages, not as a ranking target. Cheaper to build and more useful in that role. I changed the recommendation after seeing the SERP rather than before.
Two things that argue against local presence mattering much
property-hua-hin.com ranks on both Pattaya district searches. It runs from a Hua Hin domain with no German office. Structure beat local presence on those queries.
pattaya-condoinvest.com published in December 2025 and is already competing against a domain twenty years older.
Neither result proves anything on its own. Together they suggest the ground is less settled than the incumbent count implies, at least in German.
Why almost nobody sees this
Most agencies serving German buyers in Thailand run a client-side translation widget. Oasis runs GTranslate configured with url_structure: "none", which is the common setup. Switch to German and the page translates. The URL does not change.
That is not a broken installation. It is what a translation widget does, and a visitor already on the site can read it in German. What it cannot do is put a German page in front of a German buyer who is searching, because no German URL exists to index.
The consequence is quieter than a ranking problem. An agency running a widget has no German search data, so the German competition is invisible to it. You cannot see a field you have never had a page in.
The opening is that moving German onto indexable URLs with hreflang is a plugin and template change on infrastructure the agency already owns. It does not need a new site.
What this suggests beyond Pattaya
The same structure should exist anywhere a foreign-owned agency sells to buyers from its own country: the Costa Blanca, the Algarve, Alanya, Hurghada. In each case there is a domestic-language portal layer competing on volume and a small local-language agency layer competing on trust, and the second one is thinner than the first.
I have not measured any of those. Pattaya is one city and seven queries. Treat the generalization as a hypothesis, not a finding.
