Search engine optimization
Real Estate SEO Philippines
You're paying Lamudi, Dotproperty, and other portals for leads that should be coming directly to you. Every month, you rent visibility instead of owning it. There's a better way.
And now, AI answer engines are becoming the new search. Perplexity, ChatGPT, Gemini. If your data isn't structured for these systems, you're invisible to the next generation of property researchers.
This isn't a pSEO-only shop. This page is the search half: keyword research, GBP optimization, lived-experience content, programmatic SEO and the technical foundations under all of it. Engineered by a licensed broker who understands what a Notice of Approval means, how a Letter of Guarantee works, and why your Pag-IBIG buydown matters to OFW buyers. The AI-answer half is two pages over, priced on the same ladder.
Why Real Estate SEO Is Different
Most SEO agencies treat real estate like any other industry. They'll optimize your homepage, write some blog posts about "5 tips for first-time homebuyers," and call it a day. That doesn't work.
Real estate has unique challenges:
- Portals turn you into a commodity. On a portal, buyers compare you on price and position. On your own site, you compete on value and tell your story.
- Hyper-local intent. Buyers search for specific cities, barangays, and even landmarks. "Condo near BGC" and "condo near Makati" are completely different searches with different intent.
- Complex buyer journeys. OFWs research differently than local buyers. Pag-IBIG buyers have different questions than bank loan buyers. Someone looking at a reservation agreement has different needs than someone asking about TCP vs NET.
- Trust is everything. Real estate is a high-stakes purchase. Buyers need to trust you before they'll even fill out a form, especially if they're overseas. They want to see your PRC license, your DHSUD License to Sell, your track record.
- AI is changing discovery. Buyers are asking ChatGPT and Perplexity questions like "best condos in BGC under 15M" and getting direct answers. If your data isn't structured for AI answer engines, you don't exist to these buyers.
Generic SEO agencies don't understand these nuances. They don't know what a TCP is, how Pag-IBIG financing works, or why OFWs are skeptical of online listings. They've never processed a Maceda Law refund or explained a defect liability period to a buyer. We have.
The Full-Service Stack
Not just one tactic. The complete search dominance system, from keyword research to AI answer engines. Built on what actually works in Philippine real estate.
Keyword Research & Strategy
We identify the exact searches your buyers make. "House and lot Cavite under 3M." "Pag-IBIG housing loan requirements 2026." "Best condo BGC 3BR." Then we build a capture plan for every keyword cluster, mapping search intent to content that ranks and converts.
Google Business Profile Optimization
For brokerages and selling offices, your GBP is often the first thing a buyer sees. We optimize hours, photos, Q&A, reviews, posts, and category strategy so it converts. Most real estate GBPs are neglected. Yours won't be.
Lived-Experience Content
We don't write generic AI fluff. Our guides are written from the perspective of a licensed broker who has actually processed Pag-IBIG loans, navigated DHSUD compliance, dealt with CTS-cum-Assignment transfers, and answered OFW buyer questions at 2AM. This is the kind of content that both Google's Helpful Content system and AI answer engines prioritize.
This is what separates us from every other agency.
Programmatic SEO at Scale
Generate hundreds or thousands of location-specific pages that target real searches: "house and lot in [city]", "condo near [landmark]", "lot for sale [barangay]". The same approach behind REN.PH's 65,291 pages, now available for brokerages.
Answer Engine Optimization (AEO)
When a buyer asks ChatGPT "Who are the best real estate brokers in Makati?", will your brokerage show up? We structure your data with schema markup so answer engines can resolve who you are and quote you accurately. Perplexity, Gemini, ChatGPT. The mechanics are on the AEO page.
Technical SEO Foundation
Site speed, mobile experience, schema markup, crawlability, internal linking, and indexation. The infrastructure that determines whether Google and AI systems even see your content. We handle the boring, essential work.
Where the AI half of this lives
Everything above is what Google ranks. The other two surfaces have their own pages, because they are different work with different evidence and one page claiming all three would be three H1s over one body of copy.
Real estate GEO is what an assistant says about you in prose: how ChatGPT, Gemini, Claude and Perplexity describe and recommend an agency, measured on a frozen prompt set rather than guessed at. Real estate AEO is the markup underneath both of them: listing-level structured data, the entity layer, question and answer markup and crawl access.
They are not sold separately. One program, one ladder, and the FAQ below says why in the same words as the other two pages.

Questions buyers ask
How long does real estate SEO take to show results?
Organic movement on mid-difficulty terms takes four to six months, and meaningful lead volume nine to twelve. That is the honest range and it is the same one we give on the Dubai hub, because it does not change with the market.
The fastest thing we have measured on our own property is not a promise for yours: REN.PH went live in January 2026 from a domain registered the previous month, and Search Console recorded 156,000 clicks across 13 January to 18 August 2026. That was a programmatic build on government data with no competing content, which is a much easier starting position than a brokerage site.
What does it cost, and how long do I have to commit?
USD 1,400, 2,400 and 3,800 per month across three tiers, a USD 800 one-time audit, and a three-month minimum rather than the six or twelve months most agencies ask for. The rate card is published because most of this field does not publish one.
The three-month minimum is short on purpose. We would rather you be able to leave at month three than be locked in while you decide.
Can programmatic SEO work for a brokerage, or is it only for portals?
It works wherever there is structured inventory and real search demand behind it. REN.PH's live XML sitemaps held 65,291 as of 21 August 2026, built from government data across 1,601 cities and municipalities, and it counts published pages rather than database rows.
The failure mode is worth naming, because it is what index bloat means in practice: pages generated from a thin template rank for nothing and dilute the pages that would have. The test is whether each page answers a search someone actually makes. If the data cannot support that, the honest answer is fewer pages.
What do you do about the portals outranking me on my own listings?
Accept that you will not beat a portal on its own generic terms and stop paying to try. A portal wins "condo for sale Makati" on domain strength. What it cannot do is answer the specific question a buyer asks two steps later, because it has one template across every listing in the country.
That is where the technical foundations and the lived-experience content earn their place, and it is a four to six month build rather than a switch. Meanwhile the portal keeps renting you the lead it generated from your own inventory.
Do I need to buy SEO, GEO and AEO separately?
No, and there is no separate price list for any of them. It is one program on one ladder: USD 1,400, 2,400 and 3,800 per month, a USD 800 one-time audit, and a three-month minimum rather than the six or twelve most agencies ask for. Every tier covers all three.
They are priced together because they are built together. The entity and organization markup that lets a model resolve who you are is the same markup that earns a rich result. The index and sitemap hygiene that gets a listing page crawled is what makes it retrievable when someone asks an assistant a question. Splitting them into three invoices would mean charging three times for one piece of technical work.
This is also what the models themselves tell buyers. Ask one how to choose a GEO vendor and several of them warn you off agencies selling GEO in isolation from SEO fundamentals. That warning is correct, and it is the reason this is one program rather than three products.
The rest of the program
- Real estate GEO
The conversational surface. How ChatGPT, Gemini, Claude and Perplexity describe and recommend an agency, and how that gets measured.
- Real estate AEO
The structural mechanics. Schema, question and answer markup, the entity graph and llms.txt, and how content gets pulled into a direct answer.
- Six questions to ask any vendor, including us
The checklist AI models hand buyers, answered on the record, including the one where our own answer is the weak one.
Ready to own your leads instead of renting them?
